What we handle
- Plans: work with your architect, or we bring a designer
- Lot survey, engineering and permits
- Foundation: slab on grade, or pilings for raised homes
- Framing, roofing, windows and siding
- Plumbing, electrical and HVAC by licensed trades
- Interior finishes: drywall, trim, flooring, cabinets, tile and paint
- Final inspections, punch list and handover

"Upper mid-grade" means quality cabinets, stone counters, porcelain tile and good windows, without paying for luxury brand names.
Building in a flood zone
On the coast, the lowest floor has to sit above the required flood elevation and the structure must meet windstorm rules. See elevated coastal homes.

How much does it cost to build a house in south Houston?
Most of our new homes cost $120 to $200 per square foot, and up to about $300 per square foot with premium finishes or complex structures.
Do I need to own the lot?
Yes. We build on your lot. We can look at a lot before you buy it and tell you what it will need.
How long does it take to build a new home?
Usually 7 to 12 months of construction for a custom home, depending on size, design and weather.
Can you build from my own plans?
Yes. We can build from your architect's plans or work with a designer to create them.
