Foundation repair for Houston clay soil
Slab and pier and beam repairs, done to an engineer's plan, with 1 fixed price and the option to elevate if you flood.
Signs your foundation needs attention
- Cracks in brick, drywall or tile, especially diagonal cracks from door and window corners
- Doors and windows that stick or won't latch
- Sloping or uneven floors
- Gaps between walls and ceiling, or between trim and floor
- Cracks in the slab or water pooling against the house
Why Houston foundations move
Much of the Houston area sits on expansive clay. It swells when wet and shrinks in drought, so a slab can lift in one corner and drop in another over a few seasons. Poor drainage, tree roots and plumbing leaks under the slab make it worse. A repair that ignores the cause won't last, so drainage is part of every assessment.
How we repair foundations
Inspection and engineer report
We measure floor levels and check drainage and plumbing. A structural engineer confirms the cause and the repair plan.
Fixed written price
The plan, the number of piers or the beam work, and 1 price.
Repair
Slab homes are typically supported with piers driven or drilled to stable soil and then lifted back toward level. Pier and beam homes get new or reset piers, shims and sill repairs.
Drainage and finish
We correct the drainage that caused the movement and repair the cracks and finishes that come with it.
Final readings and warranty
Final elevation readings for your records and your warranty in writing.
Cost
| Damage | Typical cost | What it usually means |
|---|---|---|
| Moderate | $25k to $40k | Part of the slab supported and lifted, drainage corrected, cosmetic repairs |
| Severe | $45k to $100k+ | Most of the perimeter and interior supported, major lifting, plumbing repairs, structural framing work |
Repair or elevate?
If your home has flooded or sits in a high-risk flood zone, repairing the foundation alone may not be the best use of the money. Lifting the house onto a new foundation fixes both problems. Read foundation repair or house elevation? or see house elevation.
Warranty
Foundation work carries our workmanship warranty. A limited lifetime warranty on foundation and elevation work is being finalised (lifetime of the materials; it will not cover neglect, natural disasters or cosmetic damage such as tile cracks from later soil movement). See the warranty page.
Where we do this work

Questions we get asked
How much does foundation repair cost in Houston?
Moderate repairs usually cost $25,000 to $40,000. Severe damage that needs most of the slab supported can cost $45,000 to $100,000 or more.
Do I need an engineer?
Yes. We base every repair on a structural engineer's assessment, so the repair matches the cause and you have a report for future buyers and insurers.
How long does a foundation repair take?
Most repairs take 1 to 3 weeks on site, plus time for the engineer report and permits.
Can I stay in my home during the repair?
Usually yes for slab repairs done from outside. If interior piers are needed, some rooms may be out of use for a few days.
Will foundation repair fix my flooding?
No. Repair levels the house but does not raise it. If you flood, ask about house elevation, which can include a new foundation.
